A place to put down roots

At the center of valley life.

Edwards sits at the center of the Vail Valley, a full-service community where both locals and second-home owners put down roots. Located west of Vail and Beaver Creek along Highway 6, it offers something most resort valleys don’t have: real convenience and a town that stays busy in every season.

History & community character

Edwards started as a cattle ranch. Two ranchers settled here at the confluence of the Eagle River and Lake Creek in 1882, calling it Berry’s Ranch. When the Denver & Rio Grande Railroad built a station here in 1887, the settlement took a new name: Edwards, after Melvin Edwards, a Red Cliff resident who went on to serve as Colorado’s Secretary of State. Unlike Vail or Minturn, Edwards never incorporated as its own town, and it stayed a ranching and farming community well into the twentieth century; even today it’s governed by Eagle County through the Edwards Metropolitan District rather than a town council. Growth came later and in stages: the Eagle River Water and Sanitation District brought modern water and sewer service in 1979, and the Riverwalk and Edwards Corner developments of the 1980s and ’90s built out the commercial core that makes Edwards the valley’s hub today.

The range of amenities here is remarkable for a community this size. Dining options from casual to world-class, schools from preschool through Colorado Mountain College, a surgery center, a cancer center serving much of western Colorado, a new behavioral health facility, a seasonal farmers market, independent shops and boutiques, bike paths, parks, a rec center, and access to some of the best outdoor recreation in the state. Trails, fly fishing on the Eagle River, the bike path to Vail, ski-in/ski-out access at Arrowhead connecting to Beaver Creek and Bachelor Gulch. Sonnenalp Golf and Country Club of the Rockies, 72 acres of preserved open space at the Eagle River Preserve, and 300+ acres of permanently protected Homestead Open Space. For a community of its size, Edwards punches well above its weight in nearly every category.

The neighborhoods reflect that same range. Arrowhead and Cordillera offer gated luxury living. Singletree and Homestead are highly desirable established communities with strong local character. Lake Creek and Red Canyon draw buyers looking for acreage, privacy, and something truly special. Old Edwards Estates offers value and authenticity. Miller Ranch and Brett Ranch provide deed-restricted housing for the local workforce that makes the valley run. There is no single Edwards experience, which is exactly what makes it one of the most interesting and desirable addresses in the Vail Valley.
